Delhi, Feb 2: Amid a raging controversy, Delhi Development Authority (DDA)
on Friday took steps to give relief to traders regarding uniform floor area
ratio (FAR), conversion charges, parking and other issues.
Traders are on the warpath against the ongoing sealing drive
in the Capital and have called a two-day shutdown from today.Proposals regarding amendments in master plan of Delhi 2021 were made at the deliberations held under the chairmanship of Lt Governor Anil Baijal and DDA members and officials at Raj Niwas.
'It has been proposed to provide uniform floor area ratio (FAR) in shop-cum-residence plots/complexes at par with the residential plots as given on mixed use street which will depend on size of the plot and subject to availability of parking,' DDA stated.
Provisions of parking as per prevailing standards will be mandatory for approval of any revised plans by the local body concerned in case of shop-cum-residence plots or shop-cum-residence plots designated as Local Shopping Centre (LSC).
Parking will be calculated as stated for respective category (plot sizes) of residential plot / plotted development.
Commercial activity in the basements will be allowed in all commercial streets/areas subject to payment of requisite charges without any discrimination.
Reduction in penalty charges from 10 times to two times for violation of other terms and conditions of mixed use.
The salient features of the proposed policy for the redevelopment of godown clusters are--Non-conforming clusters of godowns / warehousing activities of minimum 4 Ha contiguous area and having concentration of more than 55 per cent plots within the clusters may be considered for redevelopment of area.
Leader of Opposition in the Assembly Vijender Gupta said three proposals regarding the master plan were made at the meeting.
'The change in floor area ratio (FAR) has been approved in the meeting. It has been decided to increase FAR from 180 to 300. After the increase, the basement will be out of purview of sealing. Penalty on conversion charge has been reduced to eight times,' he said.
It was also decided to regularise godowns on 12-meter roads, Mr Gupta said.
It requires 45 days to complete the amendment process through invitation of suggestions from stakeholders but the central government has cut the period to three days by using its powers.
'Now these proposed amendments will be put in the public domain for three days and after that a meeting will be held where the decisions made in today's meeting will be accorded approval,' Mr Gupta said UNI
